There are many advantages in purchasing a new property, none more so than the vast improvements achieved in property construction and specification. Cavity walls with insulation are now the norm, windows are all double glazed with high performance seals and are available in low maintenance UPVC or white aluminium. The electrical installation now incorporates modern circuit breakers, the plumbing and drainage systems use a mix of plastic and copper, and the choice of tiling, kitchens and bathrooms are endless. With all of this comes a 10 year construction warranty provided independently by an insurance company.
The terms ‘Villa’, ‘Apartment’, ‘Townhouse’ and ‘Duplex’ are all different styles of property and generally understood, but the term ‘Bungalow’ is one that is probably most misunderstood. In the UK it usually refers to a single level property, either detached or semi-detached. However at the Costa Blanca and in Spain the term ‘Bungalow’ is used to describe a property that is in a complex usually sharing a communal pool where the property can be detached, semi-detached, a terrace of 4 or more properties and can be single or double storey – so quite different from the UK and important to know when starting your search for a new property
Another term which is often misunderstood is the description ‘urbanisation’, to most people this often infers high density housing, closely grouped together and offering very little in the way of privacy – this couldn’t be further from the truth. An ‘urbanisation’ in Spain is infact an upmarket development of individually designed villas all offering space, excellent infrastructure with wide roads, pavements and generally all services underground and most importantly, once the gardens become established, privacy. The different local Town Halls can insist upon different minumum plot sizes for these villa developments, but the average plot size is 800m2 (1/5 acre) with some insisting upon 1000m2 (1/4 acre) and with most Town Halls stipulating a minimum of 3 – 5 metres between adjoining properties this all contributes to the feeling of space and privacy.
Within each of the development details we have indicated the range of prices applicable - for the apartments, duplexes and bungalows this will include the property to the specification described along with the land, share of the communal pool and any other communal services, whereas with the villa developments it is only the price of the plots which are shown. To the price of the plot must be added the cost of a villa, any underbuild/elevation if required, a pool and pool terracing, perhaps central heating if not included as standard, perimeter walls and access gates. Some developers will permit you to construct the perimeter walling and gates or indeed a pool and terrace at a later date if your budget will not stretch to these initially.As each villa is individually designed to suit your needs and living style, the size and ultimately the price will vary from one client to another. By way of example we have shown, where possible, within each villa development a complete price for plot, villa, pool etc for a typical 3 bedroom/2 bathroom villa – this can often provide a suitable starting point.
At the Costa Blanca and in Spain most developers quote property sizes in m2 (square metres), not a term commonly used in the UK. The m2 are based on the constructed area of the property, not just the internal living space, and will include any covered terraces, these may be referred to as porches or nayas using the Spanish name. Some developers will also include open terraces. It is therefore important to be aware of this when comparing different sized property from one developer to the next.
Another term unfamiliar to some is ‘underbuild/elevation’, often referred to when constructing a villa. Rarely does a flat plot exist in Spain and consequently a certain amount of construction is required to overcome the slope of the plot and provide a flat platform on which to continue with the construction of the villa – this is known as the underbuild/elevation. Depending on the slope of the plot the underbuild can provide very useful storage area or indeed sufficient space that can be converted into a separate self contained apartment at a later date.
Finally you may come across the term ‘Project Houses’. This is where the developer, for a given plot, decides on a particular design for a villa, submits the plans to obtain planning permission and then may actually commence the construction of the villa, and this is all prior to a client reserving anything. The idea behind this is to offer a new villa but within much shorter timescales. Some clients want a new villa but don’t want to wait the usual 12 – 18 months, by offering Project Houses a developer can shorten the lead times and provide a new villa within perhaps just 3 – 6 months. Depending upon which stage the client reserves a Project House they may still have complete choice over interior fitments such as tiles, kitchens, carpentry and may still be able to make small changes or additions to the overall design.
